What is a Reverse Mortgage and How Do They Work
A Reverse Mortgage is special type of home equity loan similar to a traditional mortgage but with some exciting features which are designed specifically for older homeowners. A reverse mortgage can be used as a tool to access some home equity wealth and lower monthly payments on debts in retirement.
A reverse mortgage is a mortgage loan choice for homeowners who are 62 years or older (minimum age 55 on the proprietary reverse mortgage products). It lets them convert a portion of their home's value into cash.
For many older homeowners, much of their wealth is tied the equity in their home. This product can convert some of this equity into funds to cover everything from basic living expenses to home improvements, travel, healthcare costs and more. There are no restrictions on how the money from a reverse mortgage can be used. As a result, more and more homeowners are incorporating reverse mortgages into their retirement plans to improve their financial security.
HOW REVERSE MORTGAGE FUNDS ARE ACCESSED: Proceeds from a reverse mortgage can be taken in a number of ways. The borrower can choose to take a lump sum at closing or utilize drawing funds over time or in the future with a line-of-credit or a series of monthly payments to them. (or any combo of all 3). Additionally any liens on the home can be paid off by refinancing those balances into the reverse mortgage at closing to lower ongoing monthly expenses.
Unlike a regular mortgage where the homeowner pays the lender each month in payments, with a reverse mortgage, there is no required monthly mortgage payment. (as long as reverse mortgage in good standing) This can offer incredible financial freedom for the older homeowner in retirement.
HOW REPAYMENT WORKS: The borrower is not obligated to repay the reverse mortgage loan until they sell the home, no longer live there or another maturity event (such as not paying their property taxes or homeowners insurance). During the borrower's life time, with the loan in good standing, they won't need to make any monthly payments toward the loan balance. However, as with any mortgage, the borrower must stay up to date with property taxes, homeowners insurance, and homeowners association fees (if applicable) plus maintain the property for the loan to stay in good standing. Also at least one of the borrowers must continue to live in the home as their primary residence. After a maturity event - the loan is then paid off in full though sale of the home by the heirs or some other method such as a refinance. Any remaining equity in the home after payoff belongs to the borrower or their heirs.

- No Monthly Mortgage Payments* If the homeowner has a traditional mortgage currently - that balance can be "refinanced" into the new reverse mortgage to eliminate the monthly payment.*

- Heirs Inherit Any Remaining Equity After Paying Off the HECM Loan At a maturity event such as death - the reverse mortgage becomes due an payable and the estate can sell the home or payoff the loan another way such as a refinance. The estate then keeps the remaining equity.
- Non-Recourse Feature In the event the home is "upside down" meaning the loan is bigger than home value - neither the borrower nor the heirs are liable for the shortfall. This provides a level of protection against owing more than the home is worth.
* At least one borrower must continue to occupy the home as their primary residence, continue to pay ongoing property taxes, homeowners insurance, HOA dues (if any) and maintain the home for the loan to stay in good standing. As long as the borrower(s) continue to do those items No Monthly Mortgage Payments Are Required.
